Sun Hung Kai Properties (SHKP) has released for sale units at Forest Park, the residential portion of its new landmark development Guangzhou South Station ICC. The residences are expected to be handed over to buyers starting in the first quarter of 2025. Located in a prime location in the Greater Bay Area (GBA), Guangzhou South Station ICC is set to become a ‘new landmark, new hub and new engine’ of the GBA,  allowing Forest Park residents to enjoy the convenience of the area’s ‘one-hour living circle’.

As the development of ‘GBA on the Rail’ accelerates, the areas along the Guangzhou-Shenzhen-Hong Kong Express Rail Link have attracted numerous enterprises and talents from Hong Kong and Macau. Located in the heart of the GBA’s ‘9+2’ city cluster, Guangzhou South Station is a major transportation hub in the GBA. It is also an important link between Hong Kong and mainland cities.

Guangzhou South Station ICC is set to create synergy with ICC and the mega project atop the High Speed Rail West Kowloon Terminus in Hong Kong, forming a new hub to foster GBA development.”

Guangzhou South Station is a major rail transport hub and the busiest high-speed rail station in the country, with passenger volume ranking first in the country for many years. During this year's May Day holiday, passenger volume in a single day hit a record 865,000. Guangzhou South Station will be served by a total of 12 lines, including four high-speed rail lines, four intercity lines and four metro lines, offering convenient access to all parts of the country. Coupled with five expressways, the transportation network creates a ‘one-hour living circle’, which allows people to reach the city centre in 15 minutes, the airport in half an hour, and West Kowloon in Hong Kong in 45 minutes.

With a total gross floor area of approximately 9.3 million square feet, Guangzhou South Station ICC enjoys seamless connectivity with Guangzhou South Station. Leveraging its years of TOD experience, the Group collaborated with top international consultants SOM, KPF and Nikken Sekkei to develop the project into a world-class integrated TOD.

Based on the master plan of ‘commerce on the east, transport on the west’, Guangzhou South Station ICC will provide grade-A offices, a mega shopping mall, a hotel, premium residential units and serviced apartments, and public transport interchange facilities. The project will also prioritize green features, smart mobility, and sustainable development to create a highly accessible urban public space and an all-weather retail bridge. As a result, the development will provide excellent experience for commuters, shoppers, businesses, residents, and leisure-seekers.

SHKP has committed nearly RMB3.5 billion to develop public transport and service facilities of over 4.4 million square feet at the project site. With well-planned pedestrian and traffic flow, the project will provide a pleasant transport interchange experience. It will also feature 700 waiting spaces for taxis, 3,300 public parking spaces, covered pick-up and drop-off areas for buses, and quick pick-up and drop-off points for private and ride-hailing cars, allowing seamless connection between various means of transportation.

Forest Park is in the core area of Guangzhou South Station

Forest Park, the residential portion of Guangzhou South Station ICC, is just about 400 metres away from Guangzhou South Station. A rare low-density residential project in the area, Forest Park will offer approximately 1,300 units with a varied mix of flats in 14 towers spread across about 750,000 square feet.

Forest Park is designed by renowned consultants, featuring a nine-metre-high lobby. It will come with a Hong Kong-style clubhouse, which is rare in the area. A wide range of leisure space and entertainment facilities will also be available, including a 50-metre resort-style outdoor swimming pool, gymnasiums, banquet rooms, and about 376,000 square feet of landscaped gardens. Kai Shing Management Services will provide professional property management service, following the high standard in Hong Kong, with the support of smart technology.

The first batch of units offered for sale ranges from 732 to 1,335 square feet, with two to four bedrooms. The units are expected to be handed over to buyers in the first quarter of 2025. The sales centre and show flats located at Guangzhou South Station are now open for public viewing.
